Reservation, Cancellation, Data Privacy, and Other Policies

Currently, the Inn is not taking new guest reservations.

All reservations should be made online in the Inn’s website at https://middletoninn.com and fully paid before check-in with a credit card as per the room rates posted and payment instructions therein. Reservations are not confirmed until full payment is received and an email is sent by the Innkeeper to the person that requested the booking confirming the reservation. Until the reservation is confirmed, the rate is not confirmed either. If you don’t receive a confirmation within 48 hours after making the reservation or should you experience a problem with the online reservation system, please get in touch with the innkeeper at innkeeper@middletoninn.com or call (540)2275127.

Reservation rates are subject to change without notice and exclude applicable state/local taxes, which will be calculated when the reservation is made. Currently, the applicable Virginia state tax rate is 5.3% and the Town of Washington’s lodging and meals tax is 2.5%. There will be typically a discount on the standard room rate for stays longer than one night. For certain days, notably during holidays or long weekends, a minimum two-night stay may be required. Should the prospective guest experience a problem with the online reservation system, please get in touch with the innkeeper at innkeeper@middletoninn.com.

The minimum age for guests at check-in is 21 years. Guests below that age need to be accompanied by parents or legal guardians of that age or older that will stay as guests in the same building (main house or cottage) as the respective guests under that minimum age. Children under the age of thirteen (“13”) and fully vaccinated pets (without a bite-history and flea-free) can be accommodated in the cottage but not in the main house, where quiet hours should be respected between 11:00 pm and 7:00 am. Parents or legal guardians that accompany guests under 18 years of age acknowledge that they have the duty of control and reasonable discipline for the minor and assume liability for any property damage or violation caused by negligent conduct or willful and malicious conduct of the respective minor(s). Upon checking-in, the accompanying adult(s) may be asked to sign a term of responsibility in connection with such requirements or conditions.

Check-in time is 3-6 PM and check out time is 11 AM. Breakfast is served between 8:30 and 9:30 am and complimentary drinks/snacks to guests are served between 4 pm and 6 pm. SMOKING IS NOT ALLOWED IN THE PROPERTY. Disturbing noise, illegal drugs and underage drinking are not permitted anywhere on the property either. Reservation is conditional to the acceptance of these and other house rules and regulations which are posted in the bedrooms and available from the Innkeeper upon request via email prior to making a reservation.

The cancellation policy of the Middleton Inn (“the Inn” henceforth) is as follows. For guests booking one or two accommodations: If a party has to cancel and does so two weeks or more before the arrival date, they will be refunded everything minus a $25 fee per room, per night. The same policy applies if a party cancels within the two-week period and we can rebook the accommodation. If, however, we cannot rebook the accommodation, the party is responsible for the full payment, and the $25 fee per room, per night. For guests booking three or more accommodations: in this case, our non-refundable policy kicks in, which means the first night full amount for the three or more accommodations will be charged the day the reservation is made and is non-refundable. The second night will be charged 60 days prior to arrival and it too is non-refundable. The rationale for a stricter cancellation policy for multi-room or group reservations is that the impact of cancellations on the Inn’s revenues can be far more significant when many room reservations are cancelled at the same time, since rebooking several rooms at shorter notice is more difficult.

Policies on the use of the Inn’s website and data privacy are as follows. By making a reservation or browsing the Inn’s website (“the Site”), the user agrees not to use the Site for any purpose that is unlawful or prohibited by the terms of the Inn’s reservation policy and rules and regulations or in any manner that could damage, disable, overburden, or impair the Site or interfere with any other party’s use and enjoyment of the Site. The Site’s content is the property of the Inn or its suppliers and may be protected by copyright and other laws that protect intellectual property and proprietary rights, and users agree to observe and abide by those rights. The information on products and services through the Site may include unintended inaccuracies or typographical errors. If those are perceived by the user, management kindly asks her/him to promptly notify the Innkeeper at innkeeper@middletoninn.com. Please also note that the Inn’s site has links to other sites, like those of restaurants, shops, and other local attractions of potential interest to guests, which are not controlled or related to the Inn; we therefore leave at the care of users to review of the respective site’s privacy policies before using those third parties’ sites. Users of the Site agree to exonerate, protect, defend, indemnify and hold the Inn (defined so as to include its owners, managers, mortgage holders, representatives, associates, agents, stockholders, employees) as well as its service providers, harmless from and against any and all losses, damages, claims, suits or actions, judgments and costs (including reasonable attorneys’ fees) arising out of improper use or inability to correctly use the Site and/or services offered therein.

When making a reservation, checking-in, and/or when using some of the Inn’s services, prospective guests or the Inn’s website users can be asked to provide information that includes (but is not limited to) email address, full name, phone number(s), address, as well as possibly other information or documentation needed to verify identity and other pertinent (e.g. minimum age) requirements for guest registration. The Inn may additionally collect users’ data associated with the Inn’s website traffic, which may include IP address and use cookies and similar tracking technologies and services that monitor the Site’s traffic (like Google analytics) with a view to improve the Inn’s services. Reservation data may be shared with the Inn’s reservation service providers and payment processors and passed on to future owners of the business, if any. The Inn will take all steps that are reasonably necessary to ensure that such data is treated securely and will not sell or give guests’ personal data to third parties unrelated to the Inn’s business. At the same time, the Inn reserves the right to disclose such personal data in cases where, in the Inn’s good faith belief, such an action is necessary to: comply with a legal obligation; protect the personal safety of its guests, staff, Site users, or the public at large; and/or to protect and defend the rights or property of the Inn or against a related legal liability. If you are a European resident or citizen, please note that the Inn will be processing your information in order to allow an online reservation with the relevant reservation system provider and credit card processor, or to fulfill contracts the Inn might have with you (for example, if you make an order through the Site), or otherwise to pursue the Inn’s legitimate business interests mentioned above.  Additionally, please note that your information will be transferred outside of Europe, including to the United States. Also, if would like your personal data that might have been collected during your use of the Site, as well as for guest registration and other needs of the Inn’s business described above, updated or deleted, or if you wish to exercise any data privacy rights you might have “to be forgotten” after checking-out as a guest, please make your request in writing by sending an email to the innkeeper at Innkeeper@middletoninn.com.

By making a reservation, checking-in as a guest, and/or continuing to access the Site, users and prospective guests agree to the above terms of the Inn’s rules, regulations and policies. The Inn’s ownership and management reserve the right to change (add to, remove, or amend) any of the above policies, rules and regulations without advanced notice. Such changes will become effective and govern new reservations and use of the Site upon their posting on this page. Prospective guests and users of the Site are advised to check periodically for any such changes and are welcome to contact the Innkeeper at Innkeeper@middletoninn.com should they have any question on the Inn’s rules, regulations and policies prior to making a reservation.
